These terms cover your use of bigtreestays.com, which is operated by Big Tree Properties, LLC. By using the site, you agree to them. If you book a stay, the rental agreement, house rules and cancellation policy shown at checkout govern that stay, and they take priority over anything on this website.

Bookings and payments

Bookings and payments are handled by our booking platform, Hostaway, on its secure checkout page. A reservation is confirmed only when you receive a booking confirmation. The total price for your dates, including cleaning and taxes, is shown before you pay.

Cancellations and refunds

For stays booked directly with us, your refund depends on how far ahead you cancel:

• 30 days or more before arrival: full refund.
• 14 to 29 days before arrival: 50% refund.
• Fewer than 14 days before arrival: no refund.

This policy is also shown on the booking page before you pay and is part of your rental agreement. Stays booked through Airbnb or VRBO follow that platform's cancellation policy.

Damage protection and pet fees

Every booking made directly with us includes a damage protection fee, shown at checkout, which covers accidental damage during your stay. We do not charge a security deposit. Stays with pets include a pet cleaning fee. The amounts and terms for your stay are shown at checkout and in your rental agreement, which governs if there is any difference.

Prices, availability and offers

Rates and availability change and are confirmed only at checkout. Special offers and promo codes apply only as described, may have limited dates, and cannot be combined unless we say so.

Photos and descriptions

We work hard to keep every photo and description accurate. Furnishings and decor may change over time. Some photos of beaches and neighborhoods show the surrounding area and are not part of any home. Distances and drive times are approximate and depend on traffic.

Reviews

Guest reviews on this site come from verified stays booked on Airbnb or through our booking platform. We show them as written, apart from trimming long reviews and translating reviews written in another language, which we label.

House rules and safety

Guests agree to follow each home's house rules, maximum occupancy and pet policy, which are provided before arrival. Pools, hot tubs and waterways are used at your own risk, and children must be supervised at all times.

Links to other sites

We link to restaurants, attractions and services we enjoy. We do not control those sites or businesses, and hours, menus and offerings change, so please check with them directly.

The text, design and photos on this site belong to BigTree Stays or are used with permission. Please do not copy them without asking.

Limitation of liability

This website is provided as is. To the fullest extent the law allows, BigTree Stays is not liable for losses that come from using this website. Nothing in these terms limits rights you have under Florida law that cannot be limited.
