Every listing has a list of amenities, and most of them blur together. After years of hosting, we have learned which ones truly change how a vacation feels.

Beds come first. A great mattress, quality linens and blackout shades mean everyone wakes up rested, and that sets the tone for the whole day. Next is a private heated pool, because it turns the hours between beach trips into the best part of the day, in any season.

A truly stocked kitchen matters more than people expect: real cookware, sharp knives, coffee, seasonings and enough dishes for everyone. So does a washer and dryer, which lets you pack half as much. Beach chairs, umbrellas and a wagon save you a shopping trip on day one.

Finally, the small things: outdoor seating made for long evenings, a grill, fast Wi-Fi and a host who answers quickly. Those are the details that make a rental feel like home.
